The Annual Sales Cycle for Commercial Real Estate in Pinellas County

Every year about this time clients begin to get nervous about the slowdown in Real Estate and call me. We have seen very little activity since before the Christmas break and this makes people wonder what to expect.

This is a seasonal issue and happens the same way every year. Not that this year won’t be a little slower than last year, but the Real Estate industry is slow every year in January and February.

Last year was out best year ever and we closed our first transaction in March. And after that activity steadily increased.

In the past few weeks we have started to see the activity levels increase. I get many more calls from other brokers and people interested in buying now. As the month of February rolls into March we will see this increase.

On April 16th, once everybody has the burden of paying their taxes (or filing for an extension) behind them, the activity level will pick up substantially.

The Fed and most economists are predicting that the economy in general will begin to pick up steam at the mid year mark, and I expect Commercial Real Estate to do the same.

So for those of you who are talking of selling, be patient. And for those of you who are buying, now is a great time to try and strike a deal as there is less competition for that building you have your eye on.
