Parking is Important!
On 4th Street North there is a very nice Mixed Use Retail Building (2000 4th St N). The owner wants to sell it in the worst way. It originally went on the market at over $1,000,000 with half of the retail space vacant and all of the upstairs apartments rented. The income numbers supported the price. No one made an offer. The price has been dropped repeatedly over 4 months and they are now asking only $695,000.
It is truly a heck of a deal and it is across from Sunken Gardens - Excellent location.
The only Reason this hasn't sold is the lack of parking. There are but 8 spaces in the back of the building. If it had appropriate parking (at 4 spaces per thousand SF this would be 24 spaces) it would have easily sold for $1,000,000.
Unfortunately the owner sold the lot behind the building to another party a few years ago. There is a lesson here.
